Depending on your needs, we provide two options for property management.
Lease Only:
Lease Only Fee: One month’s rent (minimum $1000)
- Initial meeting and consultation, including an appraisal of rental value
- Advertising and showing of your home
- Thorough credit screening and rental history report of prospective tenants
- Negotiation and drafting of all lease documents
- Thorough move-in inspection with photographic documentation
- Complete accounting and full documentation of the transaction
Full Management:
Full Service Property Management Fee: One month’s rent plus 10% monthly management fee
(minimum $100 a month)
- Initial meeting and consultation, including an appraisal of rental value
- Advertising, marketing and showing of your home
- Thorough credit screening and rental history report of prospective tenants
- Negotiation and drafting of all lease documents
- Thorough move-in inspection with photographic documentation
- Rent collection and enforcement of lease terms
- Vendor management and monthly bill paying, including but not limited to mortgage, property tax, insurance and HOA payments
- Detailed monthly statements and year end accounting to owners showing all transactions
- Twice yearly periodic inspections of the entire premises
- Thorough move out inspection and settling of the lease terms and deposit
Renewals: Any time we renew a lease on a current tenant the fee is 1/2 month’s rent.
Replacement: Any time we place a new tenant the fee is 1 month’s rent.
